How to rehab and flip houses by Jim Ingersoll.

It seems like everyone is taking a shot at flipping houses this year.  It always looks so easy on TV but in reality there is a lot of time, energy, resources and sometimes brain damage that occurs when flipping houses!  They even make #demoday look like so much fun tearing down walls, throwing objects through windows and tearing a house apart :).  They don’t show you the ups and downs, challenges, problems found below the floor and in the walls when renovating!   They don’t show what happens when your contractor goes AWOL, you come in way over budget and finish so late you can hardly pay your hard money lender!

There are a lot of moving parts to manage including:

• Design and vision
• Permits
• Managing the trades (electrical, plumbing, mechanicals)
• Selections
• Demo, framing, carpentry, layouts
• Demo Day, landscaping, staging…You get my point!  It is project management intensive and that is without the challenge of finding the right house for the right price and financing it the right way that manages your risk in the whole thing!  You know I believe the following graphic is true:
